Individual property management
Your home, without the workHow much do you leave to us?
Choose how to let it according to how much management you want to leave in our hands: from being found a tenant to receiving a fixed rent without managing anything.
For owners of one or more homes
I own a home, I do not live there and I want to let it without doing the work. This is the situation this service starts from.
Here the client is not an association but a single owner: of one flat, several, or a whole building. Depending on how much management you want to leave in our hands, you have four routes, and all belong to the same group.
If you are not sure, start with the comparison below. Each option says who it suits, what we do, what you do and what to bear in mind.
If you are a homeowners' association, see AFAL Comunidades.

How much do you want to leave in our hands?
From least to most: you manage with help finding a tenant, or you forget about everything.
We find you a tenant; you manage it
Who it suits
Owners who want to manage their home themselves but do not have time for listings and viewings.
What we do
- We advertise the property and handle viewings.
- We find and screen the tenant.
- We close the letting and step out of the deal.
What you do
- You collect the rent.
- You deal with the tenant's incidents.
- You coordinate repairs.
Advantages
- You keep full control of your home.
- You save yourself listings and viewings.
- You only pay for finding a tenant.
Worth bearing in mind
- Once the tenant signs, Atria steps out: the day-to-day is yours.
- Incidents, rent collection and non-payment remain your concern.

Worth bearing in mind
- It is still a traditional letting: the home may stand empty or the tenant may stop paying.

- The service has a monthly cost.
Management of short-stay homes
Who it suits
Owners of a home with a holiday-let licence who want to let it by the day or week.

What you do
- You decide when you use the home yourself and approve the terms.
Advantages
- Short stays instead of a long contract.
- Specialist management, without you having to look after guests.
Worth bearing in mind
- It requires a holiday-let licence and compliance with its rules.
- Occupancy changes through the year.
We rent your home and let it out by the room

Owners and investors who want a passive, fixed and guaranteed rent without managing anything.
What we do
- We rent your whole home.
- We refit and furnish it at our expense.
- We select the tenants for each room.

What you do
- You sign a management agreement with Rentu and hand over the keys.

Advantages
- A fixed, guaranteed rent, with no risk of the home standing empty.
- Room-by-room contracts under the Civil Code that avoid the risk of non-payment and squatting.
- Your home gains value at no cost to you.
Worth bearing in mind
- Your tenant is Rentu, not a family: the home is used for room-by-room letting.
- It is adapted for this, for example with partition walls, and the shared living room becomes another bedroom.
- It is a long-term commitment.
If you had to decide quickly
- I want to manage it myself, but I lack time for listings and viewings

- I want an ordinary letting without dealing with anything
- I want a fixed, guaranteed rent with no risk of non-payment
